Itās okay to ask questions, I actually prefer clients asking me anything about their mortgage journey.
I come across so many clients that have taken on a mortgage but some of the process or terminology has never been properly explained to them.
Thereās no such thing as a silly question. Youāre not expected to understand everything the first time itās explained to you, especially in a subject unfamiliar to you. If you donāt know something, or need to ask a question, just ask, itās what Iām here for.
Commonly asked questions we can deal with now include:
- How long will the mortgage take to come through?
- How much will it cost me to arrange a mortgage, and then every month after that?
- What happens once weāre offered a mortgage?
Adding value to your mortgage questions
As well as answering questions I always try to add value to the conversations weāre having about the whole process of buying a house or getting a new mortgage.
One client I recently spoke to was struggling to find a property to buy so I suggested that they send me the potential options so that I could have a look and talk about what they found attractive about them. I helped them take another perspectiveā¦
One house was surrounded by beautiful tall trees. Okay no big deal but the property was quite dark, and the photos were taken in summer. Plus, the trees were on the next-door property so there wasnāt much to be done unless the owners agreed to having them cut back, which doesnāt always happen.
Another property, whilst having a conveniently close public recreational area, had a front door that led straight onto a communal footpath. This could have been noisy, and during the summer months it looked like the area was used as a meeting point for socialising (surprisingly, the estate agent photos showed beer bottles on the ground).
Another client wanted to buy a property above a shop and although they were quite happy to live there itās not something that all mortgage lenders will lend on. So, this means taking some care on mortgage selection plus making the client aware that it may not be as easy to sell in the future.
